The Project
We worked alongside Willmott Dixon Construction to deliver the Boole Technology Centre, a standout facility within the Lincoln Science and Innovation Park. This project combined the fresh construction of a modern hub with the careful refurbishment of an old brick transformer building.
The Problem
When building high tech innovation centers, the biggest risk is the "Integration Gap". These projects often involve complex labs and data heavy spaces that need mechanical cooling and electrical systems to work in perfect harmony. In many builds, different contractors handle the pipes and the wires separately, leading to a "blame game" if the server room gets too hot or the ventilation fails. Facilities managers are often left to fix these poorly executed projects where systems are fighting each other rather than working together.
Our Solution
We provided a full in-house, turn-key service for the entire mechanical and electrical package, worth approximately £800,000. By handling the design and build under one roof, we ensured that every piece of technology communicated correctly from day one.
Our team delivered:
-
Climate & Air: Full heating distribution, air conditioning for heating and cooling, and complete ventilation systems.
-
Infrastructure: Hot and cold water pipework, new sanitaryware, and above ground drainage.
-
Power & Data: Small power, lighting, and data installations alongside security and access control.
-
Safety & Tech: Fire alarm systems, induction loops, and the installation of photovoltaic solar panels on the roof.
The Result
Completed in December 2016, the Boole Technology Centre is a prime example of "one and done" engineering. By removing the need for unreliable subcontractors and middle-man aggregators, we gave Willmott Dixon a single point of truth for the entire M&E scope. The building now provides a seamless, high performance environment for Lincoln’s growing science sector, with renewable energy from the solar panels helping to lower long term running costs.
